Insulation programme -- phase 2 begins 24 March

Loft insulation works will begin in Octagon Road properties from 24 March. Individual appointment letters have been posted. Contractors will carry Trust identification.

Key Rules & Policies
Visitors & Absence
Visitors may stay overnight. Stays over 3 nights need prior Trust permission. Under-16s may stay up to 3 weeks with written permission. You must not be absent more than 28 consecutive days without Trust agreement.
Vehicles & Parking
Speed limit 20mph. Register your vehicle with the Trust. No parking on Circle Road, pathways, lawns or gardens. More than one vehicle overnight requires prior written Trust permission. All vehicles must be road legal with valid MOT, tax and insurance.
Garden & External Areas
Conservation Area — no planting trees, climbing plants or ivy. No artificial grass. No trellis. Contact Estates Team before any landscaping. No flags, banners or bunting without Trust permission. Outside taps are communal.
Pets
Pets permitted with prior Trust consent. Must be registered with a local vet. Dogs must be microchipped, kept on lead in built-up areas and must not foul communal areas. Return a Pet Care Request form to the Housing Team.
Property Alterations
No adaptations or alterations without prior written Trust approval. Do not remove Trust fixtures or fittings. Oak Dressers and Oak Fireplaces are listed features — do not move, paint or damage. Loft space must not be used.
Anti-Social Behaviour
Zero tolerance. Noise nuisance, verbal/physical abuse, vandalism, harassment and criminal activity are all ASB. Normal day-to-day living (doors closing, cooking smells, children playing) is not ASB. Report concerns to the Housing Team.
Health & Safety
Fire Safety
All properties have mains-wired smoke alarms with battery back-up. If beeping contact the Property Team. Keep communal corridors clear — they are fire escape routes. In the event of fire call 999. Surrey Fire and Rescue offer free safe & well home checks.
Water Safety (Legionella)
If away for 7+ days or taps unused for 7+ days: run all taps gently for 3–4 minutes. Lower shower hose to base and run 3–4 minutes. Turn on slowly to avoid splashing. Flush toilet a couple of times before use.
Damp & Mould
Report concerns immediately to the Property Team. Reduce condensation: use pan lids when cooking, open windows when in use, keep trickle vents open, don't dry clothes on radiators, keep heating low and constant rather than high and intermittent.
Adverse Weather
When temperature forecast below zero, the Estates Team grit main roads and key pathways 7 days a week. Gritting bins are in each section for residents to treat individual pathways.
Smoking
Not permitted in any internal communal areas. Please be considerate of others and of Trust employees visiting — open windows to clear smoke before their arrival.
Oxygen Therapy
If using oxygen at home, notify the Trust and Surrey Fire and Rescue so they can update their records.

Clubhouse, Octagon Road. Coffee, meals, cakes, beers, wines and cocktails. Terrace overlooking the woodland.

Swimming Pool
Open to residents at selected times. Warm, welcoming, 4 feet depth. First responders on hand. Ideal for swimming or joint exercise. Contact the Community Team for session times.

Resident-volunteer transport to medical appointments. Set prices for hospital and surgery destinations. Book in advance.
